Belleville-based Moto, Inc. is proposing to build a MotoMart gas station on undeveloped land in the new Streets of Caledonia development at the south end of O’Fallon along Hwy. DD. The 5,346-square-foot building would include a gas station, car wash, convenience store and drive-thru restaurant.
The location at 8601 Hwy. DD is at the northwest corner of Hwy. DD and Caledonia Drive.
The drive-thru would be served by a kitchen located inside the gas station and would sell food made-to-order. Options would include sandwiches, salads, pizza, chicken, sides, fountain drinks, smoothies and shakes. The drive-thru only will sell items made in the kitchen.
Drive-thru business hours would be 6:30 a.m-8 p.m. daily. The convenience store would be opened 24/7.
The Planning and Zoning Commission (P&Z) has recommended approval of a conditional use permit (CUP) to build and operate the business, noting that it would provide a convenient amenity for the area. However, P&Z did require that the facility’s outdoor speaker would have a maximum decibel level of 60, at a straight-line distance of 100 feet or greater or at any property line abutting a residential use with a height of up to 8 feet above ground at the property line.
At the April 8 council meeting, Bill No. 7305 to authorize the CUP was given a public hearing and first reading. The bill was sponsored by Ward 3 council members Dale Kling and Nathan Bibb.
If normal process and timing are used, the second reading and vote for passage will be at the next council meeting on April 22.
