‘Dallavalle Tract’ heading back to St. Peters P&Z

On June 3, 2020, developer Bill Luetkenhaus, of Luetkenhaus Properties, withdrew his original plans for 9.09 acres at 724 Spencer Road in St. Peters. The land is known as the “Dallavalle Tract” because of the original owners’ name. 

Luetkenhaus originally had proposed to build Park Place Townhomes, a 49-unit community with eight buildings on a single cul-de-sac street. However, he withdrew his plan after listening to objections raised by numerous homeowners in the surrounding, adjacent subdivisions.

Luetkenhaus now has a new plan on the agenda for the St. Peters Planning & Zoning Commission (P&Z) meeting on Wednesday, Feb. 3, as Petition RZ 21-01.

The petition requests rezoning of the Dallavalle Tract from R1-Single Family Residential District to Planned Urban Development (PUD). The plan is to create The Cottages at Wedgewood, 29 cottage homes with the same cul-de-sac single street layout. The builder will be Fischer & Frichtel.

“The Cottages at Wedgewood will be a very nice single family community with density lower than surrounding subdivisions,” Luetkenhaus told Mid Rivers Newsmagazine prior to the P&Z meeting. H added that “57% of the existing trees are being preserved, and 47% of the property will be common ground.”
