Subdivision proposed for Sommers Road near Route DD

Owners of property at 2551, 2553 and 2557 Sommers Road have applied to O’Fallon for voluntary annexation of currently unincorporated St. Charles County land, and for rezoning it to R-1/Single-Family Residential District Planned Unit Development [PUD]. The land on Sommers Road is north of Route DD and just south of Fox Wood Drive. 

The builder would be McKelvey Homes. The three properties each currently contain single-family homes, all of which would be removed. The properties total 24.557 acres and would be combined to create one land parcel with 80 single-family homes, 4.16 acres of right-of-way, 5.6 acres of common ground amenities, and 0.73 acres of common ground. Lot sizes would vary from 6,121 square feet to 9,655 square feet.

Amenities would include walking trails, a gazebo, a pocket park and a stocked detention lake. A 20-foot perimeter buffer would be built to surround the subdivision.

The target buyers would be young families and older residents looking to downsize their homes.

The Planning & Zoning Commission has recommended approval, provided 12 specific conditions are met. 

Bill No. 7213 to do the annexation and rezoning, sponsored by Ward 3 council members Dale Kling and Nathan Bibb, was given a public hearing and first reading at the Aug. 13 council meeting. If typical process and timing are followed, the second reading and vote for final passage would be at the Aug. 27 council meeting.
