2019 promises more listings, stable prices


The median sales price of single-family homes in the St. Louis area was consistently up again in December, likely fueled by a decrease in new listings, according to figures released last week by the St. Louis Association of Realtors. High demand for the few homes for sale usually fuels price increases, but evidence is mounting that inventory will finally improve in 2019, meaning more affordable choices for home buyers.

Steve Thomas’ Carter Canyon ready in Wright City

A household name in St. Charles County, builder Steve Thomas is now offering homes from the $170’s.

Carter Canyon features beautiful and mostly wooded home sites located off of Interstate 70’s exit 200 in Warren County. Griffey Custom Homes from $100 per square foot

Griffey Homes’ MacArthur Park, a single cul de sac of just 11 homesites on Central School Road just off Mid Rivers Mall Drive, is the sales center for Griffey’s custom homes division.

“We will build your plan or our plan on your land or our land,” said Griffey sales manager Kim Valerio.

Custom homes by Griffey are priced from $100 per square foot, Valerio said, adding that buyers work directly with the home builder. “We have architects available and an in-house designer. And, we offer construction financing at affordable rates.”

Meanwhile, Griffey Homes has two new communities coming online soon.

Dragonstone, Griffey’s newest upscale community on Bates Road in Dardenne Prairie, will feature 1/3-acre and larger homesites. All of the planned homes will have three-car garages and most will be walkout sites, said Valerio.

Griffey has purchased 90 acres on Hwy. 94 that will become The Reserve at Busch Wildlife. The 3- to 5-acre homesites are located 6.5 miles from the Hwy. 40/I-64 exit at Hwy. 94.
