Lake Saint Louis is set for something new as far as developments are concerned – a new office park.
The city’s Board of Aldermen approved a rezoning, preliminary development plan, site plan review, and special use permit at its Jan. 22 meeting that clears the way for construction of the office park on 15.87 acres along Lake Saint Louis Boulevard south of Interstate 64.
The 76,000-square-foot office park will be known as Hawk Ridge Crossing. The applicant is South Lake St. Louis Partners, LLC.
City Administrator Paul Markworth said the business park is being marketed to professionals such as insurance companies, doctors and attorneys offices. Each of the 18 buildings will be 4,000 square feet. All buildings will be one story, except one building that will have a two-story walk out.
Site access will be from an existing private street that connects to Lake Saint Louis Boulevard and will have access from Freymuth Lane. The city is also anticipating to start this summer to improve Freymuth Lane by replacing an existing box-culvert.
Markworth said the development may not create a large amount of sales tax revenue as a retail development would but provide a number of jobs in the city. This is one of the first office parks in the city, he said.
