Sales of new homes in August climbed 3.5 percent nationwide after a two-month decline. The Commerce Department reported that newly built homes are up nearly 7 percent for the year. The shortage of existing homes on the market has driven demand for new construction, according to the Associated Press.
In the St. Louis area, the median price for existing homes has risen 10 percent over last year.
“Although 2018 housing trends show we are in a sellers’ market, the rise in overall new listings compared to 2017 offers renewed optimism for buyers searching for their dream home,” said a spokesman for the St. Louis Association of Realtors.
Historically low interest rates have helped to mitigate the rising cost of buying new and existing homes.
Here’s what’s new in new homes:
Move in now with Fischer & Frichtel
When Fischer & Frichtel announced its annual “Move-In-Ready” sale last month, the response was immediate, but hardly surprising. The company-wide event offers once-a-year pricing on owner-ready and nearly completed homes built during the summer months for fall shoppers hoping to be moved in before the holiday season.
Headlining the sale in Wentzville is scenic Wilmer Valley. The Hadleigh display is now available for purchase at $479,900, a price reduction of $60,771. Designer appointed inside and out, this four-bedroom two-story showcases a host of custom features, from a gourmet kitchen to audio and security systems.
Also owner-ready in Wilmer Valley is a three-bedroom Durham II ranch from the builder’s Classic Collection, sale-priced at $449,900, a savings of $27,988. Another Durham II is projected for early November completion, reduced by $17,619 to $434,900.
In Cottleville, the heat is on to own in Miralago Estates. Only three open homesites and two Move-In-Ready homes – both reduced by more than $20,000 – remain for purchase.
Ready for immediate possession is a Durham II ranch, offered for $479,900, with a three-car garage, hearth room, designer kitchen and covered patio. Scheduled for delivery this month is the Woodside ranch, a Classic series design with a custom kitchen, 12-foot ceiling and gas fireplace in the great room, and a spa-like master bath with freestanding tub – all for $499,900.
Equally impressive savings are available at:
• Wyndgate Oaks in O’Fallon. Save from $13,580 to $45,665 on three Heritage designs with three-car garages. All are ready for move-in – a Durham II ranch at $584,900, a four-bedroom Wyndham 1.5-story at $694,900, and a three-bedroom “Woodside” ranch at $574,900.
• Ehlmann Farms, in Weldon Spring. Huge savings on two stunning four-bedroom Estate ranches, with finished lower levels and three-car side-entry garages. Ready now, a top-selling Arlington II at $744,900, and a Durham II at $699,900 – reduced by $49,654 and $51,688, respectively.
• The Villages of Provence, in the historic city of St. Charles. Luxurious detached villa homes, both with two bedrooms and two-car garages. Ready now, an Ashland at $309,900 and a soon-to-be-completed Highland with screened deck at $359,900.

Griffey Homes plans new community
Are you a fan of TV’s “Game of Thrones?” If so, you’ll recognize the name Dragonstone, the ancestral castle of House Targaryen. It’s also the name of Griffey Homes’s newest upscale community on Bates Road in Dardenne Prairie which will feature a handful of 1/3-acre and larger homesites. All of the planned homes will have three-car garages and most will be walkout sites, says Griffey sales manager Kim Valerio. Land development is expected to start soon. Intrigued? Add your name to Valerio’s list of potential homebuyers. Call (636) 936-1923 or email firstname.lastname@example.org.
Meanwhile, Griffey craftsmen are putting the finishing touches on an Acadia ranch inventory home at MacArthur Park, a single cul-de-sac of just 11 homesites on Central School Road just off Mid Rivers Mall Drive. The Acadia offers three bedrooms and two baths plus a three-car garage.
“The exterior is navy blue with white trim, and white brick; it’s quite striking,” says Valerio. “Inside you will find a large, 2,300-square-foot, open-concept plan. The walls are painted a soft gray, with a medium gray door and trim package. The lights are chrome with a little bling. Stainless steel appliances, Brittanica from Cambria counter tops, gray glass backsplash, white 42-inch cabinets with crown molding, a very large gray center island and walk-in pantry complete this dream kitchen.”
Other upgrades included are 10-foot ceilings, cultured marble shower with seat, upgraded plumbing fixtures, 8-foot doors, unique tile-faced gas fireplace, transom windows, tile flooring in baths, a kidney-shaped patio, a lookout basement with large windows and full bath bath rough-in and 9-foot basement pour. “The home has sodded front and rear yards and is located on a quiet street,” Valerio adds. The Acadia ranch is priced at $435,900.
MacArthur Park is the sales center for Griffey’s custom homes division. “We will build their plan or our plan,” Valerio notes. “We make the whole process very simple.”
