Housing permit activity remains steady in St. Louis, St. Charles counties

Building new houses remains popular in the St. Louis region’s two largest counties so far this year but interest in apartments and condominiums is also up.

The total number of housing permits issued for new homes in St. Charles and St. Louis counties for the first eight months of 2016 is up compared to last year at this time.

Through August, 1,678 single and multi-family permits have been issued in St. Charles County, compared to 1.495 for the same period a year ago.  In St. Louis County, 825 single and multi-family permits were issued through August, compared to 762 total permits for the same period a year ago.

More single-family housing permits continue to be issued in St. Charles County than in any of five neighboring counties in Missouri and the city of St. Louis.

Statistics compiled by the Home Builders Association of St. Louis and Eastern Missouri show that 217 single-family housing permits were issued in St. Charles County this August alone. Last August, 215 single-family permits were issued.

In all, 1,446 single family permits had been issued in St. Charles County through August of this year, compared to 1,386 issued for the same period last year, and 1,314 for the first eight months of 2014.

If this pace keeps up, the number of single-family housing permits issued in St. Charles County this year could rival or exceed totals for the last two years.  Last year, 1,901 single-family permits were issued in the county, and 1,935 permits were issued in 2014.

More than twice as many single-family permits have been issued in St. Charles County for the first eight months of 2016 than in St. Louis County, where 583 were issued.  During August, 84 single-fam The St. Louis County number may even be higher because August data from Bridgeton was not available, the association says

The number of St. Louis County single-family housing permits issued through August was virtually the same for the first eight months of last year.  In all, 582 single-family permits had been issued in St. Louis County in 2015, and 473 were issued for the same period in 2014.

For all of last year, 870 total single-family permits were issued in St. Louis County, compared to 698 issued during 2014.

Single-family housing activity is also ahead this year in Jefferson, Lincoln, Warren counties and the city of St. Louis.  Franklin County’s total were down about 15 permits.

Through August this year, 385 single-family housing permits were issued in Jefferson County, compared to 336 for the same period in 2015, and 316 for the same period in 2014. Last year, 497 single-family permits were issued in Jefferson County.

In Lincoln County, 83 single-family permits were issued through August, up from 67 through August 2015.  Last year, 98 single-family permits were issued in Lincoln County.

In Franklin County, 230 single-family permits were issued through August, compared to 245 through August of 2015. Some data wasn’t available from the city of Pacific. Last year, 324 single-family permits were issued in Franklin County.

There were 114 single-family permits issued through August in Warren County, compared to 64 for the same period in 2015.  Last year, 100 single-family permits were issued in Warren County.

In St. Louis, 75 single-family permits for new homes had been issued through August, compared to 60 in 2015, and 58 in 2014 for the same period. In 2015, the city issued 84 single-family permits. The city also issued 225 permits for rehabbing single-family homes through August, up from 188 for the same period last year.

Meanwhile, the number of multi-family housing permits for new apartments and condominiums is up so far in 2016, compared to last year. Authorities say multi-family permits tend to come in bunches because they often are issued for specific developments.

In St. Charles County, 232 multi-family permits were issued through August of this year, compared to 109 for the same period in 2015. For all of last year, 259 multi-family permits were issued in the county.

Multi-family permits are up in St. Louis County where 242 were issued through August this year, compared to 180 for the same period last year. Last year, 614 multi-family permits were issued in St. Louis County.

Association statistics indicate no multi-family permits have been issued in Jefferson, Franklin, Lincoln and Warren counties through August of this year, which is comparable to last year.

In St. Louis, 921 multi-family permits were issued through August, compared to 333 for the same period a year ago.  Last year, the city issued 464 multi-family permits.

The city also has issued 3,405 permits for rehabbing apartments and condominiums through August, down from 5,003 permits for the same period a year ago. In all, 7,066 rehab permits were issued in the city in 2015.
