Single-family housing activity up in St. Charles County

Single-family housing permits are up throughout much of the Missouri portion of the St. Louis region for the first three months of this year, suggesting a housing upswing continuing from last year.

But multi-family housing activity through March continued at a slow pace, although totals were up for that month in St. Charles and St. Louis counties.

The statistics are gathered by the Home Builders Association of St. Louis and Eastern Missouri.

In St. Charles County, 225 single-family housing permits were issued in March this year, up from 140 in February, and 127 in January. The 492 single-family permits issued for the first three months of 2016 in the county compares to 405 for the same period in 2015, and 444 for the first three months of 2014.

For 2015, 1,901 single-family permits were issued in St. Charles County, down from 1,935 single-family permits issued in 2014. More than twice as many single-family permits were issued in St. Charles County for the last two years than in any of the region’s five adjoining Missouri counties and the city of St. Louis.

In St. Louis County, 80 single-family housing permits were issued in March, up from 61 in February, and 77 in January. For the first three months of this year, 218 single-family housing permits were issued in St. Louis County, down from 235 during the same period in 2015, and 158 for the same period in 2014.

Single-family housing permits also were up in Jefferson County, where 54 were issued in March, compared to 36 in March last year, and 43 in March 2014. The 54 total also doesn’t include totals from the city of Hillsboro.

The 118 single-family permits issued this year through March in Jefferson County was ahead of the 103 issued for the same period in 2015 and 108 in 2014

In Franklin County, 89 single family were issued for the first three months of 2016, compared to 73 for the same period in 2015, and 41 for 2014,  Fifty single family permits were issued in March – a total that doesn’t include data from the city of Pacific.

Twenty-three single-family permits were issued through March in Warren County, up from 21 the year before and 15 for the same period in 2014.  Warren County saw the number of single-family permits rise to 35 for the first three months this year, up from 16 for the same period last year, and 16 for the same period in 2014

The city of St. Louis issued 21 new single-family permits through March, up from 10 for the same period in 2015, but down from 24 in the first three months of 2014.

Multi-family permits for apartments and condominiums were up for the three-month period in St. Charles and St. Louis counties but no multi-family permits were issued for the same period in Jefferson, Franklin, Lincoln and Warren counties.

Through March, 58 multi-family permits were issued in St. Charles County, the only month so far this year that multi-family permits had been issued there. In St. Louis County, 242 multi-family permits were issued for the first three months of 2016 – 144 in March, and 98 in January. For the same period in 2015 and 2014, none were issued in either county for the first three months of the year.

The city also issued 741 permits for rehabilitation of structures through March of this year, down from 2,144 issued for the same three-month period last year and 913 issued for same period in 2014.
