Home building ticks upward in St. Charles County

The number of single-family housing permits issued in St. Charles County so far in 2016 remains ahead of same period a year ago.

But multi-family housing activity this February was limited throughout the region – much as it was during the early part of 2015. No multi-family permits were issued in February in St. Charles, St. Louis, Jefferson, Lincoln and Warren counties and the city of St. Louis.

In St. Charles County, 140 single-family housing permits were issued in February, up from 127 in January. In all, the 267 single-family permits issued for the first two months of 2016, compares to 234 for the same period last year, and 259 in 2014.

St. Charles County’s single-family total in February was the highest number issued for that month among Missouri counties in the region and the city of St. Louis.

Sixty single-family permits were issued in St. Louis County this February, but the totals do not include the city of Clayton, That compares to 109 issued last February.

In all, the 137 single-family permits issued in St. Louis County for the first two months of 2016 is behind the 166 permits issued for the first two months of 2015, and 107 issued in 2014. No multi-family permits were issued in St. Louis County in February, although 98 were issued in January.

City of St. Louis officials issued eight single-family housing permits in February, up from two last February. Last year for the same two month period, the city issued six single-family permits and 11 single-family permits were issued for the same period in 2014.

Twenty-nine permits were also issued by the city for rehabilitating single-family structures in February, and 22 single-family rehab permits in January.

The city also issued 122 permits for rehabilitating multi-family structures in February. The 148 permit total for January and February in the city is way behind the 1,723 rehab permits issued for the first two months of last year.

The statistics are compiled by the Home Builders Association of St. Louis and Eastern Missouri and suggest homebuilding trends similar to the last few years.

Last year, 1,901 single-family permits were issued in St. Charles County, which lead the counties in the Missouri portion of the region, according the HBA statistics. That compares to 1,935 permits in 2014.

In St. Louis County, 870 single-family permits were issued in 2015, the second most among Missouri counties, compared to 698 the year before.

Multi-family permits activity also started slowly last year. For 2015, 259 multi-family permits were issued in St. Charles County, compared to 677 in 2014. In St. Louis County, 614 multi-family permits were issued in 2015, compared to 110 the year before. In the city of St. Louis, 464 multi-family permits were issued in 2015, compared to 673 in 2014.
